New South Wales stamp duty (officially called transfer duty) is one of the largest upfront costs when buying property in Sydney or regional NSW. First home buyers can save tens of thousands through the First Home Buyers Assistance Scheme (FHBAS), which provides a full exemption on homes up to $800,000 and a sliding concession up to $1,000,000. Our calculator below uses the latest 2025-26 rates from Revenue NSW.
NSW First Home Buyers Assistance Scheme (FHBAS)
- Full exemption: homes up to $800,000 (or vacant land up to $350,000)
- Sliding concession: homes between $800,001 and $1,000,000 (or land $350,001 to $450,000)
- Above the ceiling: standard duty applies with no concession
- Must be an Australian citizen or permanent resident
- Must live in the property as your principal residence within 12 months
- Must not have previously received the FHBAS or FHOG in any state
NSW Standard Stamp Duty Rates
NSW uses 7 progressive brackets ranging from 1.25% on the first $16,000 to 7% above $3,505,000. For a $650,000 property, standard duty is approximately $23,985.
