Stamp Duty Calculator NT — First Home Buyer 2026
The Northern Territory uses a unique quadratic formula for stamp duty on properties under $525,000, resulting in a progressive scale that differs from every other state. First home buyers benefit from the Territory Home Owner Discount (THOD), which provides up to $18,601 off stamp duty. Combined with the generous $50,000 HomeGrown Territory Grant for new builds (available until September 2027), the NT has one of the most valuable first home buyer packages in Australia.
NT Territory Home Owner Discount (THOD)
- Up to $18,601 discount on stamp duty (reduces standard duty by this amount)
- Applies to all property types purchased as principal residence
- For properties under $525,000, NT uses a quadratic formula (not brackets)
- Above $525,000: flat rate bands apply (4.95%, 5.75%, or 5.95% of full value)
- Must live in the property as your principal place of residence
- The THOD can be combined with the $50,000 HomeGrown Territory Grant (new builds, until 30 Sep 2027)
NT Standard Stamp Duty Rates
NT uses a quadratic formula for properties up to $525,000: D = (0.06571441 x V²) + (15 x V), where V is the value in thousands and D is in dollars. For example, a $400,000 property: V = 400, D = (0.06571441 x 160,000) + (15 x 400) = $16,514. Above $525,000, flat rates of 4.95% to 5.95% of the entire property value apply.

Frequently Asked Questions
How does the NT quadratic stamp duty formula work?
For properties up to $525,000, NT stamp duty is calculated as D = (0.06571441 x V²) + (15 x V), where V is the property value in thousands and D is in dollars. For example, a $400,000 property: V = 400, D = (0.06571441 x 160,000) + (15 x 400) = $16,514.
What is the Territory Home Owner Discount?
The THOD provides up to $18,601 off stamp duty for first home buyers who will live in the property as their principal residence.
Can I stack the THOD with the NT HomeGrown Grant?
