Stamp Duty Calculator NT - First Home Buyer 2026
The Northern Territory uses a unique quadratic formula for stamp duty on properties under $525,000, resulting in a progressive scale that differs from every other state. NT has no first home buyer stamp duty concession — the Territory Home Owner Discount (THOD) ended on 30 June 2021, so first home buyers pay full standard duty. Instead, first home buyers can access the $50,000 HomeGrown Territory Grant for new builds and owner-builders (contracts until 30 September 2027, no price cap).
NT Stamp Duty for First Home Buyers (No Concession)

- For properties under $525,000, NT uses a quadratic formula (not brackets)
- Above $525,000: flat rate bands apply (4.95%, 5.75%, or 5.95% of the full value)
- First home buyers instead access cash grants: the $50,000 HomeGrown Territory Grant for new builds/owner-builders (contracts until 30 Sep 2027, no price cap)
- The separate $10,000 established-home grant ceased for contracts signed after 30 September 2025 and is no longer available
NT Standard Stamp Duty Rates
NT uses a quadratic formula for properties up to $525,000: D = (0.06571441 x V²) + (15 x V), where V is the value in thousands and D is in dollars. For example, a $400,000 property: V = 400, D = (0.06571441 x 160,000) + (15 x 400) = $16,514. Above $525,000, flat rates of 4.95% to 5.95% of the entire property value apply.
