First Home Buyer Western Australia 2026
Western Australia offers first home buyers a $10,000 grant on new builds and stamp duty exemption on homes up to $600,000. From 7 May 2026, the old metro/regional split was removed — there is now a single statewide threshold with a concession up to $800,000. The FHBG price cap is $850,000 for Perth. Here is everything available and how to combine it.
Grants Available in Western Australia
- First Home Owner Grant (FHOG): $10,000 for new homes valued up to $800,000 (south of the 26th parallel, raised from $750,000 on 7 May 2026)
- North of the 26th parallel: FHOG property cap increases to $1,000,000
- New builds only. Established homes are not eligible for the FHOG in WA
- Must be an Australian citizen or permanent resident aged 18 or over
Stamp Duty Concessions
- Full exemption on homes up to $600,000, concession to $800,000 at $16.15 per $100 above $600,000
- The metro/regional rate split was removed from 7 May 2026 — one statewide threshold now applies
- Vacant land: full exemption up to $450,000, concession to $550,000 at $20.14 per $100 above $450,000
- Applies to both new and established homes
