First Home Buyer Tasmania 2026
Tasmania's first home buyer support changed substantially from 1 July 2026: the FHOG stepped down from a boosted $30,000 to $20,000, and the stamp duty exemption for established homes lapsed and was not extended. On the upside, Tasmania became the last state to join Help to Buy, from 9 June 2026. Here is what is currently available and how to stack it.
Grants Available in Tasmania
- First Home Owner Grant (FHOG): $20,000 for new homes with no property value cap, for transactions commencing 1 July 2026 to 30 June 2027
- This is a step down from a boosted $30,000 the previous financial year — Tasmania sets the amount in annual tranches
- New builds only. Established homes are not eligible for the FHOG in Tasmania
- Must be an Australian citizen or permanent resident aged 18 or over
Stamp Duty Concessions
- The first home buyer stamp duty exemption for established homes (up to $750,000) lapsed on 30 June 2026 and was not extended in the 2026-27 Budget
- It applied to contracts between 18 February 2024 and 30 June 2026, and only ever covered established homes — new builds were served by the FHOG instead
- The separate 50% off-the-plan duty concession also lapsed on 30 June 2026 and was not extended
- From 1 July 2026, Tasmanian first home buyers pay full standard transfer duty with no concession

- FHSS: salary sacrifice up to $50,000 into super with tax advantages
- FHBG and Help to Buy cannot be used together. All other schemes stack
