First Home Buyer Queensland 2026
Queensland is one of the most generous states for first home buyers, with a $30,000 grant on new builds and zero stamp duty on new homes regardless of price. The 2026-27 Queensland Budget extended the $30,000 grant a further four years for contracts signed from 1 July 2026 onwards, so there is no expiry to race against. Here is how to make the most of what is available.
Grants Available in Queensland
- First Home Owner Grant (FHOG): $30,000 for new homes valued up to $750,000
- Extended a further four years in the 2026-27 Queensland Budget for contracts signed from 1 July 2026 onwards. It did not revert to $15,000
- New builds only. Established homes are not eligible for the FHOG in Queensland
- Must be an Australian citizen or permanent resident aged 18 or over
Stamp Duty Concessions
- New homes, off-the-plan, house-and-land, and vacant land: fully exempt with no value cap (from 1 May 2025)
- Existing homes up to $700,000: full concession (effectively zero duty)
- Existing homes $700,001 to $800,000: sliding concession
- Above $800,000 for existing homes: standard duty applies
- From 1 August 2026, you must be an Australian citizen, permanent resident, or specified foreign retiree to claim these concessions

- FHSS: salary sacrifice up to $50,000 into super with tax advantages
- FHBG and Help to Buy cannot be used together. All other schemes stack
