First Home Buyer Northern Territory 2026
The Northern Territory offers the highest first home buyer grant in Australia at $50,000 for new builds through the HomeGrown Territory Grant. The former $10,000 grant for established homes ceased for contracts signed after 30 September 2025, and the NT has no first home buyer stamp duty concession at all. Combined with the FHBG and FHSS, here is what NT buyers can access.
Grants Available in Northern Territory
- HomeGrown Territory Grant: $50,000 for new homes with no property value cap (contracts until 30 September 2027)
- This is the highest first home buyer grant in Australia
- The former $10,000 grant for established homes ceased for contracts signed after 30 September 2025 and is no longer available
- Must be an Australian citizen or permanent resident aged 18 or over
Stamp Duty Concessions
- The NT does not have any first home buyer stamp duty concession
- The Territory Home Owner Discount (THOD) ended on 30 June 2021 and is no longer available
- First home buyers pay full standard duty, the same as any other buyer
- Properties under $525,000 use a unique quadratic formula for duty calculation
- Properties above $525,000: flat rate of 4.95% on the full value

- FHBG property price cap: $750,000 in Darwin, $600,000 for the rest of the NT (split from 1 July 2026 — previously a single $600,000 cap)
- Help to Buy property price cap: $600,000 for the entire NT, unlike the FHBG this cap is not split by region. Income cap $103,000 single / $165,000 couple or single parent. Citizens only
- FHSS: salary sacrifice up to $50,000 into super with tax advantages
- FHBG and Help to Buy cannot be used together. All other schemes stack
