New South Wales offers first home buyers a $10,000 grant on new builds, full stamp duty exemption on homes up to $800,000, and access to the federal First Home Guarantee with the highest property price cap in the country at $1,500,000 for Sydney. Grants Available in New South Wales
- First Home Owner Grant (FHOG): $10,000 for new homes valued up to $600,000
- House-and-land packages: FHOG cap increases to $750,000
- New builds only. Established homes are not eligible for the FHOG in NSW
- Must be an Australian citizen or permanent resident aged 18 or over
- Must live in the property as your principal residence within 12 months
Stamp Duty Concessions
- First Home Buyers Assistance Scheme (FHBAS): full exemption on homes up to $800,000
- Sliding concession on homes valued between $800,001 and $1,000,000
- Vacant land: full exemption up to $350,000, concession to $450,000
- Above $1,000,000: standard duty applies with no concession
- Applies to both new and established homes
